§ Local Law Chapter 101: Site Plan Review
BUSINESS FORMS
If you are looking to open a new business in an existing structure or simply make changes to an existing business or multi-family residential structure than you will need to submit one of the following forms to the Building Department to determine if a Site Plan Review will be required, prior to the submission of a building permit application.
New Business in Existing Structure
Changes to Existing Business or Multi-Residential Structure
Any new construction, other than one and two family residential structures,
will require site plan approval before the issuance of a building permit.

Fire Safety & Property Maintenance Inspections are required by New York State for all buildings which contain an area of public assembly, multiple dwellings, and all non-residential occupancies.

All of our applications and forms can be printed from the list below.
All initial applications must be submitted with payment.
There will be no review of any application until payment is submitted.
Payments
Cash payment in office
Credit card on the phone or in office (subject to a fee)
Checks can be submitted in office or sent through mail
(Checks should be made out to the Town of Greenport and must have a phone number on them)
Submissions
All documents can be submitted via walk-in, email, fax, USPS,
Fed Ex, UPS, and carrier pigeon. Smoke signals are not accepted at this time.
All documents should be of reasonable quality. We will not accept pictures of documents,
or documents that are not complete and legible.
Actual signatures are required, as well as a notary where stated.
*If you already have a permit with us, please include the permit number in your correspondences.

SHORT TERM RENTAL
A Site Plan Review and Approval is required for all Short Term Rental properties. Short-term rentals are permitted to operate within the Town of Greenport when done so in accordance with Chapter 48 of the Greenport Town Code. You must be a resident of the Town of Greenport for at least 50 days per calendar year. Registrations must be renewed every 2 years.

Yes
For siding ONLY, no permit is required.
If you are replacing only the top boards of the decking, no permit is required.
If you encounter structural components or need to replace the railing, a permit will be needed.
A property fence up to 6 feet high does not require a permit.
However, if a fence is for a pool or a dumpster enclosure, a permit is required regardless of the height.

Yes. All windows and exterior doors require a permit to ensure they meet the NYS Energy Code. For commercial structure, interior doors may need to be fire rated.
